FOR SALE BY OWNER = BUYER BEWARE
So. .. you thinking about selling your home on your own? No real estate agents = no commissions. Right? Just you and the prospective buyer, pure and simple. Right?!... Sorry...it may not be as simple as it seems.
The cost of selling a home on your own may be higher than you think. In addition to codes, contracts, and other concerns that can take you by surprise, there are a number of legalities, liabilities, and loopholes that can trip you up along the way. Would you go to court and represent yourself? Would you perform surgery on yourself? So why do you want to represent yourself in the negotiation of probably your biggest asset? Do you know there is someone out there waiting to sue you? They don’t call it “Sue-me California” for no reason.
I have provided a checklist of 10 simple questions to help you evaluate your readiness to sell your home. If you answer yes to all 10 questions, you may be ready to put a For Sale By Owner sign in your front yard. But if you answer no to even one of the questions, you may be setting yourself up for frustration, disappointment, a mountain of red tape, and the extreme possibility that you may loose your life’s investment because of a lawsuit.
